Why This Manual Exists

The purpose of this manual is to establish the marketing standards, brand development strategy, lead generation systems, social media operations, and business development procedures of Strata Real Estate & Leasing.

This manual provides a consistent framework for promoting the Strata brand, increasing market visibility, attracting qualified buyers, sellers, landlords, tenants, investors, and referral partners, and supporting the long-term growth of the brokerage.

Marketing is not viewed as a collection of isolated activities. Every campaign, advertisement, article, guide, website page, social media post, email, community interaction, and client experience should work together to strengthen the Strata brand and generate meaningful business opportunities.

Book 8 Purpose
This manual is the official marketing operating system for Strata Real Estate & Leasing. It is used by the Broker, marketing personnel, administrative staff, and future team members responsible for promoting the brokerage.
Marketing is not a department. It is a standard that applies to every person who represents the Strata name.
Part One
Brand & Marketing Strategy
Chapter 1

The Strata Brand

The Strata brand is the foundation upon which every marketing initiative, client interaction, and business decision is built. Understanding the brand is not optional for anyone who represents Strata in any capacity.

Purpose
To establish the identity, values, and positioning of the Strata brand — the consistent standard against which every marketing effort is measured.
Mission

To provide every client with professional guidance, accurate market knowledge, transparent communication, and the kind of personalized service that creates lasting relationships — relationships that continue long after any single transaction is complete.

Vision

To become one of the most recognized, respected, and trusted independent real estate brokerages in Southern Nevada — known not for volume, but for the quality of service and the depth of community relationships that define the Strata experience.

Core Values
Professionalism in every interaction — with clients, cooperating agents, vendors, and the public
Transparency in communication — clients are never left wondering what is happening on their behalf
Accountability for outcomes — Strata takes ownership of its service standards and its results
Integrity in all representations — no claim, no advertisement, and no communication that cannot be supported by fact
Long-term relationships over short-term transactions — every client is a future referral, a repeat client, and a reflection of the Strata name
Brand Identity

Strata's visual identity is consistent across every platform and publication. The established brand standards — charcoal (#1a1a1a), gold (#b8965a), Georgia serif for headings, and clean sans-serif for body copy — are not preferences. They are standards. Deviation from these standards weakens brand recognition and undermines the professional consistency that Strata has built.

Brand Positioning

Strata is positioned as Southern Nevada's boutique full-service brokerage — one that serves buyers, sellers, investors, landlords, and tenants with equal professionalism across sales and property management. The boutique positioning is a competitive advantage: clients receive direct access to the Broker, consistent quality of service regardless of transaction size, and the kind of personal attention that large-volume brokerages cannot deliver.

Brand Voice & Tone

Strata communicates as a trusted advisor — professional but warm, knowledgeable without being condescending, confident without being aggressive. The Strata voice never uses pressure tactics, hyperbole, or urgency as a marketing tool. Every written and spoken communication should reflect the standards of a brokerage that earns trust through expertise and consistency, not one that chases attention through noise.

Professional Image Standards
All marketing materials carry the Strata logo, brand colors, and contact information
Photography used in all Strata marketing is professional quality — no low-resolution or poorly lit images
Written content is proofread, professionally formatted, and free of grammatical errors before publication
All advertising carries the Equal Housing Opportunity statement as required by Nevada law and federal regulation
All licensed individuals are identified correctly with name and license number where required by Nevada law
The Strata Difference

Strata is not a volume brokerage. It does not measure success by the number of transactions completed. It measures success by the number of clients who return, who refer others, and who consider Strata a trusted partner in every real estate decision they will ever make. That is the Strata Difference — and every piece of marketing should reflect it.

The Strata Brand Standard
Every communication, advertisement, social media post, email, listing, and client interaction should be capable of standing alone as a representation of what Strata stands for.
If it would not make Strata proud to have the Broker see it, it should not be published.
Chapter 2

Marketing Philosophy & Business Development

Strata's marketing is not a collection of isolated activities. It is a coherent, ongoing process of building trust, demonstrating expertise, and creating value — long before a client is ready to make a move.

The Strata Marketing Philosophy
Marketing at Strata is the consistent process of educating the public, creating value, building relationships, and demonstrating professionalism. It is not a campaign. It is not a channel. It is a standard of conduct that applies to every piece of content, every conversation, and every client interaction.
Marketing vs. Advertising

Advertising is paid visibility. Marketing is earned trust. Strata invests in both, but understands that advertising can generate awareness while only marketing — the cumulative effect of consistent, valuable, professional presence over time — generates lasting relationships. Strata's goal is not to be seen. It is to be trusted.

Educational Marketing

The most effective marketing Strata produces is content that helps people — market updates that explain what is happening and what it means, buyer guides that walk first-time purchasers through a process they have never navigated, relocation resources that answer the questions California families are actually asking. When Strata gives genuine value before asking for business, it earns the right to be considered when the time to act arrives.

Relationship Marketing

Real estate is a relationship business. The majority of Strata's best clients come from referrals — from past clients who had a great experience and shared it, from partners who trust Strata's professionalism, and from community members who have observed Strata's presence and expertise over time. Every marketing action that strengthens a relationship is an investment in future business.

Building Trust Before Business

Clients do not hire agents. They hire people they trust. Trust is built before the first conversation through consistent, professional, visible presence in the market — through content that demonstrates knowledge, through reviews that confirm experience, through a brand that looks and sounds like a brokerage that knows what it is doing. By the time a prospect contacts Strata, the marketing has already done most of the work.

Customer Journey

A potential client's path from first awareness of Strata to a signed agreement typically includes multiple touchpoints over an extended period. They may follow Strata on social media for months before reaching out. They may receive email updates through the market research phase of their decision. They may see a Strata yard sign in their neighborhood before they are ready to sell. Marketing must be present and consistent at every stage of that journey — not just at the point of transaction.

Business Development Strategy
Generate listing appointments through consistent, professional seller-focused marketing
Attract buyer clients through educational content and relocation resources that answer real questions
Build and maintain a referral network through professional relationships with lenders, CPAs, attorneys, escrow officers, and builders
Expand property management and leasing operations through landlord education and investor-focused content
Maintain visibility in the communities Strata serves through consistent community-focused content and local involvement
Long-Term Brand Development

Strata's marketing is measured not just by the leads it generates this month, but by the brand it is building for the next five years. Every piece of content, every community interaction, every professional relationship, and every exceptional client experience is a deposit in the Strata brand account. Over time, a strong brand generates business without paid effort — because the market knows Strata, trusts Strata, and thinks of Strata first.

The Strata Marketing Standard
Every piece of content published by Strata should answer four questions: Who is this for? What business objective does it support? How does it strengthen the Strata brand? What action do we want the audience to take?
Content that cannot answer all four questions should not be published.
Chapter 3

Target Markets & Client Profiles

Strata serves distinct client segments, each with different motivations, timelines, and information needs. Effective marketing speaks directly to the specific audience it is intended to reach.

Purpose
To define Strata's core target markets and establish the messaging priorities, content themes, and service approach that correspond to each audience.
Sellers

Sellers are Strata's highest-priority marketing audience. Listings are the foundation of a productive sales brokerage — without seller clients, buyer activity is limited. Seller-focused marketing should emphasize Strata's market expertise, pricing accuracy, professional marketing capabilities, and track record of results.

Primary message: Accurate pricing, professional marketing, and advocacy from consultation to closing
Content that resonates: Market updates, home value education, just listed/just sold proof, seller success stories, staging tips
Trigger events: HOA meetings, property tax notices, neighbors selling, life changes (family size, employment, retirement)
Buyers

Local buyers — first-time buyers, move-up buyers, downsizers, and cash buyers — represent consistent demand across price points. Buyer-focused marketing should educate, reassure, and simplify a process that can feel overwhelming.

Primary message: Expert guidance, patient representation, and competitive offer strategy in any market
Content that resonates: Market condition updates, financing education, neighborhood comparisons, offer tips, buying process walkthroughs
Trigger events: Lease renewals, life changes, interest rate movements, new listings in their target area
California Relocators

California relocation is one of Strata's strongest long-term growth opportunities. Buyers relocating from California, Arizona, and the Pacific Northwest bring purchasing power, are motivated by Nevada's tax advantages and lifestyle, and are seeking a trustworthy expert who can guide them through a market they do not yet know.

Primary message: Southwest Las Vegas expertise, relocation resources, and seamless transition support
Content that resonates: 'Moving to Las Vegas' guides, cost-of-living comparisons, community and lifestyle content, Nevada tax advantages
Platforms: Facebook and Instagram targeted at California ZIP codes, Strata Relocation Guide, stratareal.com relocation hub
Property Management Clients

Landlords and investors who own rental properties in Southern Nevada represent a significant and growing segment. Many are accidental landlords who became rental property owners without planning to. Others are experienced investors expanding their portfolios. Both need reliable, professional management.

Primary message: Reliable tenant placement, regulatory compliance, and professional management that protects asset value
Content that resonates: Landlord education, rental market updates, tenant screening standards, PM cost-benefit analysis
Trigger events: Tenant turnover, regulatory inquiries, self-management frustrations, new investment purchases
Investors

Real estate investors — local, out-of-state, and institutional — are attracted to Southern Nevada's growing population, favorable tax environment, and steady rental demand. Strata's combination of sales expertise and active property management makes it uniquely positioned to serve investors across the full ownership lifecycle.

Primary message: Investment analysis, property management connection, and full-service support from acquisition to management
Content that resonates: Rental market data, cap rate analysis, investment neighborhood spotlights, buy-and-hold considerations
Referral Partners

Referral partners — lenders, CPAs, financial advisors, attorneys, escrow officers, relocation companies, and out-of-state agents — are among Strata's most valuable lead sources. Referrals from trusted professionals carry a built-in credibility that no advertisement can replicate.

Primary message: Strata's professionalism and service standards protect your referral's client — and your professional reputation
Content that resonates: Agent-to-agent communication, proof of track record, professional milestone announcements
Relationship tools: Personalized outreach, quarterly check-ins, referral agreement procedures per Book 7
Part Two
Marketing Systems
Chapter 4

Lead Generation Strategy

Lead generation is the engine of brokerage growth. Strata's lead generation system is multi-channel, relationship-centered, and designed to produce a consistent pipeline of qualified prospects across every service area.

Purpose
To establish Strata's lead generation standards across all service lines — ensuring that every marketing channel, every platform, and every relationship contributes to a consistent, measurable, and sustainable pipeline of clients.
Listing Lead Generation

Generating listing appointments is Strata's highest marketing priority. Every listing creates inventory, drives buyer activity, generates community visibility, and produces proof-of-performance content.

Geographic farming — consistent direct mail to 500–1,000 homes in target Southwest Las Vegas ZIP codes monthly for a minimum of 6 consecutive months
Door hangers after every closing — distributed to 50–100 surrounding homes: 'Your neighbor just sold for $X — want to know what your home is worth?'
Social media seller-focused content — market updates, just sold posts, and home value education every week
Google Business Profile — optimized for 'real estate agent near me' and 'list my home Las Vegas' search intent
'What's My Home Worth?' landing page — connected to Strata's CRM for immediate follow-up
Open houses — every open house is a listing generation event for the surrounding neighborhood; invite neighbors directly
Buyer Lead Generation

Buyer leads are generated through a combination of educational content, search-based digital marketing, and platform visibility on property aggregators.

IDX property search on stratareal.com — buyers who search listings are engaged, trackable leads
Facebook and Instagram buyer campaigns — 'Homes under $500K in Southwest Las Vegas' with clear call to action
Google Ads targeting high-intent keywords — 'homes for sale Southwest Las Vegas,' 'buy a home Las Vegas'
Open houses — every open house event generates buyer leads from attendees and neighborhood visitors
Weekly 'Deal of the Week' email — one property per week, no address, reply for details; anyone who replies is a buyer
California Relocation Strategy

California relocation represents one of Strata's strongest organic growth opportunities. Buyers relocating from California bring purchasing power and are actively seeking a local expert they can trust.

Facebook and Instagram ads targeting California ZIP codes — LA, Bay Area, Sacramento, San Diego
Strata Relocation Client Guide published on stratareal.com and distributed through social media
Referral partnerships with top California agents — formalized outgoing/incoming referral relationships
Relocation company partnerships — corporate relocation is an underserved but significant source of buyer leads
Property Management Lead Generation

Property management leads come from landlords frustrated with self-management, investors who need professional oversight, and accidental landlords who did not anticipate owning a rental property.

Landlord education content on social media — 'What it actually costs to self-manage,' '5 things every Nevada landlord must know'
Google Ads targeting 'property management Las Vegas' — high-intent, high-value keyword
stratareal.com property management landing page with 'Get a Free Management Consultation' call to action
Investor network outreach — existing sales clients who purchase investment properties are warm PM prospects
Lead Capture Standards

Every marketing channel should connect to a lead capture mechanism — a form, a CRM entry, or a direct conversation that is documented.

'What's My Home Worth?' form — connected directly to the Broker's phone and email
IDX search registration — visitors who request saved searches provide contact information
Email subscription form — every guide download requires an email address
Open house sign-in forms — every attendee's name and contact goes into the CRM the same day
Social media DM responses — any prospect who responds to a lead capture post is entered into the CRM within 24 hours
Lead Nurture & Response Standards
Buyer sequence: Day 1 welcome + Buyer Guide · Day 3 neighborhood value content · Day 7 market update · Day 14 consultation offer · Monthly updates thereafter
Seller sequence: Day 1 home value estimate + Seller Guide · Day 3 Strata marketing capabilities · Day 7 neighborhood activity · Day 14 listing consultation offer · Monthly thereafter
Any inquiry from the website, social media, or paid advertising: respond within 1 hour during business hours
Every new lead entered into the CRM the same day it arrives — no exceptions
The Lead Generation Standard
A lead that is not followed up promptly is not a lead — it is a missed opportunity that belongs to a competitor.
Every lead deserves a real response, a real follow-up, and a real relationship.
Chapter 5

Social Media Marketing

Social media is Strata's most visible ongoing marketing channel — the platform where brand consistency, local expertise, and community presence are demonstrated to the widest audience at the lowest cost per impression.

Purpose
Social media at Strata serves four objectives simultaneously: building brand awareness, building trust, building community, and generating leads. Content that does not serve at least one of these objectives should not be posted.
Platform Strategy
Facebook

Primary platform for sellers, landlords, and community engagement. Longer captions, shared links, Facebook Events for every open house. Targeted advertising for seller leads and California relocation buyer campaigns.

Instagram

Primary platform for visual marketing — listings, neighborhoods, lifestyle content, and Reels. Stories for polls and behind-the-scenes content. Lead capture posts with DM-based follow-up.

Google Business Profile

The single highest-ROI platform Strata can optimize. The top 3 Map Pack results receive the overwhelming majority of local real estate search clicks. Fully optimize, post weekly, and request reviews from every closed client.

LinkedIn

Professional networking and referral partner development. Connect with lenders, CPAs, financial advisors, relocation professionals, and out-of-state agents. Share market insights and company milestones.

YouTube

Long-form video library — neighborhood tours, market update recordings, buyer and seller guides, and educational content. YouTube videos improve website SEO and provide a searchable content library that generates traffic over time.

Nextdoor

Hyperlocal community engagement. Claim Strata's business presence, share market news relevant to the neighborhood, and respond helpfully to real estate questions. Nextdoor users are active homeowners — tomorrow's sellers.

Posting Cadence & Weekly Schedule

Strata posts 4–5 times per week across Facebook and Instagram.

Weekly Content Schedule
Monday: Market Update · Tuesday: Listing or Just Sold · Wednesday: Community & Lifestyle · Thursday: Educational Tip (Buyer/Seller/PM) · Friday: Lead Capture or Engagement Post
Lead Capture Posts

Lead capture posts prompt engagement from prospects who are actively considering a move.

Price reduction list: 'There were [X] price reductions in Las Vegas this week. Comment LIST for the full report.'
Home value offer: 'Thinking about selling? Reply and I'll send you a free home value estimate for your neighborhood.'
Stories poll: 'If rates dropped to 5.9%, would you consider buying or selling?' Anyone who votes yes is a warm lead — follow up via DM.
Reviews & Response Standards
Request a review from every closed client — make it part of the closing conversation and the post-closing follow-up sequence
Respond professionally to every review — a professional response to a critical review is itself a marketing tool
Respond to all DMs within 24 hours during business days with a personalized response
Flag any DM involving a complaint, legal question, or pricing inquiry for immediate Broker review
Social Media & Fair Housing
All social media content must comply with fair housing law. Never reference race, color, national origin, religion, sex, familial status, disability, or any other protected class. Never make representations about school quality that could be interpreted as demographic steering. Always include the Equal Housing Opportunity statement or symbol in platform bios. When uncertain whether content raises a fair housing concern, seek Broker review before posting.
For Detailed Social Media Operating Procedures

The Social Media Playbook — a separate operational guide for social media and marketing personnel — covers the complete weekly posting schedule, content approval workflow, caption writing standards, hashtag strategy, and monthly performance reporting procedures. The Playbook should be read in conjunction with this chapter and used as the day-to-day operating guide for all social media activity.

Chapter 6

Content Strategy

Strata produces content with a clear business purpose. Every article, video, social post, email, and guide should support one of Strata's strategic objectives and reflect the brand's professional standards.

The Strata Content Philosophy
Content is not produced to fill a calendar. It is produced to serve an audience, support a business objective, and strengthen the Strata brand. Content that does none of these things should not exist.
The Strata Content Allocation Model

Strata's content is distributed across five categories. Over the course of any given month or quarter, the overall content mix should reflect these percentages.

The Strata Content Engine

The Content Engine is Strata's system for producing and repurposing content consistently across channels. A single piece of high-quality original content can be repurposed into multiple formats.

One market update per month → email newsletter + 4 social posts + 1 blog post + Google Business Profile update
One listing → social post on launch day + Stories countdown + just sold post after closing + neighborhood door hanger content
One client story (with permission) → social post + testimonial on website + review request + email feature
One neighborhood tour video → Instagram Reel + Facebook post + YouTube upload + blog embed on website
AI Content Standards

Strata may use AI tools to assist in drafting, editing, and improving content. However, AI-generated content must be reviewed, edited, and approved by a licensed professional before publication. No AI-generated content should be published that contains inaccurate market data, unverifiable claims, legal representations, or anything that has not been reviewed for fair housing compliance.

AI Content Rule
AI can assist in drafting. A licensed professional must review, verify, and approve every piece of content before it is published under the Strata name. The Broker is the final authority on all published content.
Content Approval Process
Community and lifestyle posts: may be posted directly by authorized marketing staff
Educational tips from Strata's approved guides: may be posted directly by authorized marketing staff
Engagement posts and polls: may be posted directly by authorized marketing staff
Market statistics and pricing data: requires Broker review before publication
Listing announcements and Just Sold posts: require Broker approval for copy, price, photos, and timing
Video content and Reels: require Broker review before publishing
Property management content: requires Broker review for compliance accuracy
Client stories and testimonials: require written client consent and Broker approval
The Strata Content Standard
Every piece of content published by Strata should educate, create value, strengthen trust, and contribute to the long-term growth of the brokerage.
Content should never be created simply to fill a posting schedule.
Chapter 7

Community Marketing

Community marketing is how Strata becomes more than a brokerage in the neighborhoods it serves — recognized not just for selling homes, but for knowing and caring about the places where its clients live.

Purpose
To establish Strata as the go-to local resource for Southwest Las Vegas community knowledge — the brokerage that knows every neighborhood, every park, every restaurant worth visiting, and every detail that makes the communities it serves desirable places to live.
Neighborhood Spotlights

Each neighborhood spotlight should cover: a brief community overview; notable amenities; dining and retail options; HOA presence; price range overview; and what makes this neighborhood distinctive.

Mountains Edge (89148) — master-planned, walking trails, community pools, strong resale history
Rhodes Ranch — gated community, golf course, established neighborhood with long-term owners
Skye Canyon (89166) — fastest-growing area in Northwest Las Vegas, strong new construction activity
Summerlin South (89135, 89138) — premium master-planned, Red Rock views, top retail and dining
Inspirada / Henderson (89044) — family-oriented, award-winning community design, growing commercial area
Spring Valley / Southwest (89147, 89148) — proximity to the 215, established communities, strong appreciation
Local Businesses

Featuring local restaurants, coffee shops, fitness studios, and businesses demonstrates that Strata is genuinely embedded in the community. This content builds goodwill with local business owners while creating engaging, shareable content for community residents.

Feature one local business per month — a genuine profile, not paid advertising
Tag the business in the post — they will often share it to their own audience, extending Strata's reach
Focus on Southwest Las Vegas businesses within Strata's geographic farming areas
Never accept payment for featuring a business — this content is a genuine community service
Parks & Recreation

Southwest Las Vegas has an exceptional parks, trails, and recreation network that is consistently underappreciated by people considering a move to the area. This content is especially valuable for California relocation marketing — buyers moving from dense urban environments are often surprised by the quality of outdoor amenities available.

Community Events

Local events — farmers markets, community festivals, art walks, and HOA-hosted activities — are natural content opportunities that keep Strata visible without requiring a sales message.

Fair Housing Reminder — Schools & Community Content
When creating content about schools or educational resources, present information factually and avoid any language that could be interpreted as steering. Direct prospective buyers to appropriate resources for independent research. Never make representations about school quality or desirability — these representations carry fair housing liability.
Becoming the Local Expert

The ultimate goal of community marketing is to become the local expert — the brokerage whose name surfaces whenever anyone in Southwest Las Vegas thinks about real estate.

Be the first to share market news that affects the neighborhoods Strata serves
Know the HOAs, the community managers, the new developments, and the local issues affecting homeowners
Attend community events, HOA meetings, and local networking events where appropriate
Be visibly, consistently, and professionally present in the communities Strata serves
Chapter 8

Digital Marketing

Strata's digital marketing infrastructure is the foundation upon which all other marketing activities rest. A strong digital presence ensures that when a potential client searches for Strata's services, they find a professional, informative, and trustworthy brokerage.

Purpose
To establish and maintain a professional digital presence across all relevant platforms — ensuring that Strata is discoverable, credible, and conversion-optimized wherever potential clients are looking.
Website — stratareal.com

The Strata website is the brokerage's 24/7 listing agent, resource hub, and first impression for every prospect who searches online.

Mobile-first design — 87% of buyers begin their home search on a mobile device
'What's My Home Worth?' call-to-action prominently placed above the fold on the home page
IDX property search — buyers who search listings on stratareal.com are trackable, engaged leads
Client Guide library — all six Strata client guides available for download from stratareal.com
Southwest Las Vegas Market Update page — updated monthly with current market data
Professional photography throughout — no stock photos, no low-resolution images
Fast load times — a slow website loses visitors before they see the content
Search Engine Optimization (SEO)

SEO is the process of making stratareal.com discoverable when potential clients search for Strata's services on Google. SEO investment compounds over time.

Publish one market update blog post per month — fresh, keyword-relevant content signals to Google that the site is active and authoritative
Optimize every page for neighborhood-specific and service-specific search terms: 'property management Las Vegas,' 'sell my home Southwest Las Vegas,' 'homes for sale Mountains Edge'
Ensure all metadata — page titles, descriptions, alt tags — accurately describes content and includes relevant keywords
Google Business Profile

The Google Business Profile is the single highest-ROI digital asset Strata can optimize. The Map Pack generates the majority of local real estate leads for the brokerages that appear in it.

Claim and fully verify the Strata Google Business Profile
Upload professional photos of the office and sold properties
Add complete services list: Buyer Representation, Seller Representation, Property Management, Leasing, New Construction, Relocation
Post weekly updates — active profiles rank higher and generate more calls
Request a review from every closed client — reviews are the most important ranking factor in local search
Email Marketing

Email marketing consistently delivers among the highest returns on investment of any digital marketing channel.

Monthly Market Report: 'Southwest Las Vegas Real Estate — [Month] Update' · 300 words max · Scannable · One call to action
Weekly Deal of the Week: one property, no address, create curiosity, 'Reply for full details' — anyone who replies is a buyer
New Listing Announcements: same-day email to full database when a Strata listing goes live
Automated buyer and seller sequences with welcome, value, and consultation offer touchpoints
Annual home anniversary email to all past buyers on the anniversary of their closing
Video Marketing

Video is the highest-converting content format in real estate marketing. A smartphone, good light, and confidence on camera is all that is required.

Monthly Market Minute: 60–90 seconds, three stats, one takeaway, posted to Instagram Reels, Facebook, and YouTube
Neighborhood spotlight videos: 2–3 minutes covering community amenities, lifestyle, and price range
Listing walkthrough videos: every active listing, posted to all platforms and embedded on stratareal.com
Educational videos: buyer tips, seller preparation, property management 101 — evergreen content that drives traffic for months
Digital Advertising

Paid digital advertising supplements Strata's organic marketing with targeted, measurable reach. Start with a modest budget, measure results rigorously, and scale into channels that produce qualified leads.

Facebook & Instagram — $500–$1,000/month: seller lead campaigns, buyer campaigns, California relocation targeting, retargeting website visitors for 30 days
Google Ads — $300–$500/month: 'homes for sale Southwest Las Vegas,' 'real estate agent Las Vegas,' 'property management Las Vegas'
Zillow & Realtor.com: fully optimized profiles; consider Premier Agent advertising selectively for active listing ZIP codes
Analytics

Every digital marketing channel should be measured. Data determines where to invest, what to scale, and what to eliminate.

Google Analytics: unique visitors, time on site, pages per session, form submissions, traffic sources
Google Business Profile Insights: views, searches, clicks, calls, direction requests
Email platform analytics: open rate (target 25%+), click rate, replies, unsubscribes
Social media analytics: reach, engagement rate, DMs generated, follower growth
CRM: lead source, lead stage, appointment rate, conversion to closed transaction
Chapter 9

Marketing Calendar & Campaign Planning

Consistent marketing requires a consistent system. Strata's marketing calendar ensures that content is planned, produced, and published on schedule — eliminating the reactive, gap-filled approach that undermines brand consistency.

Purpose
To establish a structured planning rhythm that keeps Strata's marketing consistent, proactive, and aligned with seasonal opportunities and brokerage priorities throughout the year.
Annual Marketing Planning

Each year, Strata's annual marketing plan is established before the calendar year begins. The annual plan identifies marketing objectives, budget allocation, key campaigns, and performance targets.

Set annual marketing objectives — specific, measurable targets for leads, appointments, and brand growth
Establish annual budget across all channels: paid advertising, direct mail, email platform, CRM, photography, and event costs
Identify seasonal opportunities: spring selling season, California school year transitions, Las Vegas summer market, Q4 year-end activity
Review prior year performance and identify what to scale, adjust, or eliminate
Quarterly Campaign Planning

Quarterly planning sessions review the performance of the prior quarter and adjust the current quarter's plan based on market conditions and brokerage priorities.

Q1 (January–March): Spring selling season preparation, new year market update, California relocation surge
Q2 (April–June): Peak listing season, open house surge, graduation and life-change buyer activity
Q3 (July–September): Summer market dynamics, investor activity, back-to-school relocation transitions
Q4 (October–December): Year-end tax-motivated transactions, annual client appreciation, planning for the following year
Monthly Marketing Rhythm
Week 1: Draft the month's content calendar, identify upcoming listings and events, submit market update for approval
Week 2: Execute scheduled posts, monitor engagement daily, respond to all comments and DMs within 24 hours
Week 3: Adjust remaining content based on engagement data, produce video content, submit items requiring approval
Week 4: Draft next month's content calendar, prepare monthly performance report, note upcoming opportunities
Seasonal Opportunities
January: 'New Year, New Home?' — buyer and seller motivation content; year-in-review market summary
March–May: Spring selling season — maximum listing and buyer activity; open house surge
June: School year ends — California relocation families make decisions; summer community activities
September: Back-to-school relocation transitions; new community events begin; fall market preview
October–November: Year-end seller motivation; 'sell before the holidays'; Q4 buyer urgency
December: Year-end market recap; client appreciation; planning content for the new year
The Calendar Standard
A marketing plan that exists only in someone's head is not a plan — it is an intention.
If it is not on the calendar, it will not get done consistently. Consistency is the only thing that builds a brand.
Part Three
Performance & Growth
Chapter 10

Marketing Performance & KPIs

Marketing that is not measured is marketing that cannot be improved. Strata tracks its marketing performance rigorously — not to generate reports, but to make better decisions about where to invest time and money.

Purpose
To establish a consistent framework for measuring marketing performance, identifying what is working, scaling effective channels, and eliminating ineffective ones.
Marketing Goals

Strata's marketing goals are established annually and reviewed quarterly. Goals should be specific, measurable, and tied to business outcomes — not vanity metrics like follower counts.

Listing appointments generated per month — target established at the beginning of each year
Buyer consultations scheduled per month
Property management inquiries per month
New leads entering the CRM per month and by source
Website unique visitors per month
Email open rate target: 25% or higher
Google Business Profile calls and direction requests per month

Key Performance Indicators
Google Business Profile: monthly views, searches, clicks, calls, direction requests
Website: unique visitors, time on site, pages per session, form submissions, lead source breakdown
Social media: reach, engagement rate, DMs received, follower growth, top-performing content
Email marketing: open rate, click rate, replies, unsubscribes, list growth
Paid advertising: cost per lead, lead quality score, appointment conversion rate, cost per appointment
CRM: total leads by source, lead-to-appointment rate, appointment-to-close rate
Closings by lead source: track where every closed transaction originated — this is the ultimate measure of marketing ROI
Lead Tracking

Every lead that enters Strata's pipeline should be tagged with a source in the CRM. Without source tracking, it is impossible to know which marketing channels are producing business and which are consuming budget without results.

Website form submission: source = 'Website'
Social media DM: source = 'Instagram' or 'Facebook'

Monthly Performance Review

At the end of each month, the marketing team prepares a brief performance summary. The review should be action-oriented — identifying what to do differently, not just what happened.

The Marketing Review Standard
The question at every performance review is not 'Did we stay busy?' but 'Did we generate business?' Activity without results is not marketing success — it is the appearance of marketing success.
Chapter 11

Business Development

Business development at Strata is the systematic cultivation of professional relationships that generate referrals, partnerships, and long-term growth opportunities. The best leads are the ones that come from people who already trust Strata.

Purpose
To establish Strata's business development strategy — identifying the professional relationships, community networks, and strategic partnerships that drive sustainable, high-quality lead generation over the long term.
Builder Relationships

New construction is one of the most consistent buyer lead sources in Southern Nevada. Establishing registration and representation relationships with builders in Strata's target communities creates a steady pipeline of buyer representation commissions.

Register with builders in Skye Canyon, Summerlin, Henderson, and all active Southwest Las Vegas development communities
Confirm co-op commission policy in writing before representing any buyer at a builder community
Follow each builder's registration requirements precisely — failure to register properly forfeits compensation
Cross-reference Book 7, Chapter 7 for complete new construction buyer representation procedures
Lender Relationships

Preferred lender relationships are among the most productive referral sources available to any brokerage.

Identify two to three lenders whose service standards, responsiveness, and products align with Strata's client expectations
Formalize the referral relationship with mutual expectations and communication standards
Never recommend a lender solely for referral reciprocity — the lender must genuinely serve Strata's clients well
Review lender relationships annually — a lender who does not perform well for Strata's clients should not receive Strata's referrals
Escrow & Title Relationships

Escrow and title officers are among the first to know when a transaction is closing — and among the most connected professionals in the local real estate ecosystem. A strong relationship with responsive escrow professionals benefits clients and generates warm referrals.

CPA & Financial Professional Relationships

CPAs, financial advisors, and estate planning attorneys who serve Nevada residents with real estate assets are a significant referral source — particularly for sellers making 1031 exchange decisions, investors evaluating acquisitions, and landlords considering professional management.

Identify professionals who serve clients with real estate assets in the Southwest Las Vegas market
Offer to be a market knowledge resource — CPAs and advisors who can refer clients to a trusted professional add value to their own client relationships
Community Networking
Attend at least one community networking event per month in Strata's farming areas
Join and actively participate in the Southwest Las Vegas Chamber of Commerce or equivalent local business organization
Be present at HOA-hosted community events in Strata's farming neighborhoods
Volunteer for local charitable or community organizations where genuine interest exists
Past Client Relationships
Post-closing follow-up at 7 days, 30 days, 6 months, and 1 year for every client
Annual home anniversary email to all past buyers on the anniversary of their closing
Annual client appreciation event keeps Strata top of mind
Annual market update email in January — 'Here's what happened in your neighborhood in 2025'
Ask for referrals specifically and personally: 'If you know anyone thinking about buying or selling, I would love the chance to help them the way I helped you'
Referral Network Development
Maintain a referral partner database in the CRM with quarterly check-in reminders
Send quarterly market updates to all referral partners — demonstrate continued market expertise
Acknowledge every referral promptly and professionally — a referral partner who feels unappreciated will stop referring
Track every inbound referral by source — the data will show which relationships are most productive
Formalize referral agreements with out-of-state agents per the procedures in Book 7, Chapter 7
The Business Development Standard
The best marketing Strata can do is provide exceptional service to every client — because exceptional service generates referrals, and referrals are the highest-quality, lowest-cost leads in the business.
Every client is a potential referral source. Treat them accordingly.
Chapter 12

The Strata Marketing Promise

This concluding chapter establishes the philosophy that unifies every marketing standard, every campaign guideline, and every content decision in this manual.

Purpose
To articulate the philosophy that guides Strata's approach to marketing — not as a collection of tactics, but as a coherent, values-driven commitment to becoming the most recognized, respected, and trusted independent real estate brokerage in Southern Nevada.
Marketing is More Than Promotion

Marketing is the consistent process of educating the public, creating value, building relationships, and demonstrating professionalism. Every advertisement, article, guide, video, website page, social media post, email campaign, community partnership, client interaction, and conversation contributes to either strengthening or weakening the Strata reputation.

There are no neutral marketing actions. Every touchpoint either builds trust or erodes it. Every piece of content either demonstrates expertise or undermines it. Every client experience either creates a referral source or ends a relationship.

The Long Game

Strata is not building a marketing campaign. It is building a brand. The difference is significant: a campaign has a beginning and an end. A brand is built over years, through thousands of small, consistent actions — each one reinforcing the perception that Strata is professional, knowledgeable, trustworthy, and community-minded.

The brokerages that endure are not the ones that spent the most on advertising in any given year. They are the ones that showed up consistently, served their clients exceptionally, and earned the reputation that makes the phone ring without prompting.

The Strata Commitment

Strata commits to marketing that reflects the values of the brokerage — honest, professional, educational, and relationship-centered. Strata will not use pressure tactics, misleading claims, or artificial urgency. It will not chase attention through noise. It will earn trust through consistency.

Every advertisement should strengthen the Strata brand.
Every relationship should build trust.
Every client experience should reinforce our commitment to exceptional service.
Every community interaction should demonstrate that Strata is genuinely invested in the places it serves.
Every piece of content should educate, create value, and contribute to the long-term growth of the brokerage.

The objective is not simply to generate attention.
The objective is to become one of the most recognized, respected, and trusted independent real estate brokerages in Southern Nevada.

The Strata Marketing Promise
Every marketing effort should strengthen the Strata brand.
Every relationship should build trust.
Every client experience should reinforce our commitment to exceptional service.
This is the Strata Marketing Promise.
